Property Information Web Service from Melissa Data Provides Details on More than 140 Million U.S. Properties


Melissa Data Corp, a developer of data quality and address management solutions, has announced that customers can now access detailed property and mortgage data on more than 140 million U.S. properties by using the company's new WebSmart Property Web Service.  The comprehensive solution is available for sourcing nearly any information on a given property — from parcel and owner information to square footage to zoning and more.

The information provided by the service is all publicly available information that Melissa Data is compiling from various databases, Greg Brown, director of marketing for Melissa Data, tells DBTA. The service is expected to be particularly useful for property investors, mortgage and refinancing lenders, developers, real estate professionals, risk managers, insurance agencies, and companies looking to target market products and services to homeowners.  "What Melissa Data has is unique in the industry — a web service that provides soup to nuts information on over 140 million properties in the U.S.," says Brown. 

WebSmart Property ownership changes are updated weekly. The data is divided into 12 main categories with over 165 different information fields available, including parcel information (FIPS, APN, latitude/longitude, tract, tax code area, zoning, number of buildings); owner information (name, mailing address and phone number); values information (calculated, accessed, appraised land/value/improvement/marketing); current sale information (recording, sale date/price/name, title company); current trust deed information(mortgage, deed and lender); prior sale information; lot/land information (footage, lot and acreage); square footage information (universal, building, living, ground, garage); and building information (year built, number of. bedrooms/baths, AC, building code, condition, garage, construction, heating, fireplace, parking, pool, roof, utilities).

For pricing flexibility, users have the option between a Basic and Detailed output. The Basic returns only the most important pieces of information in each category for a lower per-record price.  The Detailed output provides all available data for the property.
